Area-Specific Questions

Salt Lake City & Historic Neighborhoods

Are there restrictions on renovating historic homes in the Avenues?
Yes, many homes in the Avenues and Capitol Hill are in historic districts. While interior flooring changes generally don't require external permits, structural changes to subfloors in historic buildings may need review. We specialize in preserving original Douglas Fir subfloors found in these 1900s homes.
How do you handle floor leveling in older Sugar House bungalows?
Sugar House homes often have significant settling. We use a combination of self-leveling concrete and plywood subfloor buildup to correct dips before installing rigid planks like LVP or hardwood.
Can you refinish the original fir floors in my Liberty Park cottage?
Douglas Fir is a softwood (vertical grain). It can be refinished, but it will always be softer and redder than Oak. We use specific sealers to prevent it from turning too orange.
Do 9th & 9th homes have asbestos tile?
Many homes built between 1940-1980 in the 9th & 9th area contain 9x9 asphalt-asbestos tiles in the basement. We can encapsulate them (safe) or arrange for certified abatement (removal).
What flooring matches a Victorian home in Marmalade?
For Victorians, we recommend narrow-strip White Oak or intricate parquet patterns (Herringbone/Borders) to match the era's formality. Avoid wide-plank rustic gray floors.
Harvard-Yale District: Radiant heat retrofit?
Retrofitting radiant heat in Harvard-Yale brick homes is common. We use specific "Rift & Quartered" White Oak which handles the heat fluctuation better than plain sawn oak.
Is bamboo good for a Rose Park remodel?
Bamboo is cost-effective but sensitive to humidity. In Rose Park (lower elevation, improved soil), it works well if the crawl space is vapor-barrier sealed.
Federal Heights luxury flooring options?
For Federal Heights estates, we often install Select Grade Walnut or French White Oak with a custom onsite finish to maximize the property value.
Best flooring for Downtown SLC lofts?
Concrete polishing is popular, but for warmth, we recommend an acoustic-backed LVP or Engineered Wood glued down over the concrete slab to reduce noise transfer to neighbors.
Can I install hardwood in a Capitol Hill basement?
Capitol Hill has steep slopes and potential runoff issues. We strongly recommend Engineered Hardwood or waterproof LVP for basements here, rather than solid wood.
What is the "Sugar House Shift"?
Local term for the foundation settling common in the area. We use flexible adhesives for glue-down floors to accommodate minor future movement without cracking.
Ballpark District flooring for rentals?
For high-turnover rentals near the stadium, we strictly recommend 20mil wear layer SPC Vinyl. It withstands spills, parties, and pets better than any laminate.
University of Utah student housing flooring?
Bulletproof commercial LVT. Glue-down is best so individual tiles can be replaced if a student damages one, without unclicking the whole room.
Can you match 100-year-old oak in The Avenues?
Yes. We source "reclaimed" or "long-length" Red Oak to weave into existing floors for repairs, ensuring the new wood doesn't look brand new against the old.
Is "heart pine" common in SLC?
True Heart Pine is rare here (mostly an East Coast wood), but many 1920s SLC bungalows have "vertical grain fir" that looks similar. We can identify it during the estimate.
Flooring for Yalecrest mid-century moderns?
Terrazzo or clear (knot-free) Maple/Birch is period-correct for MCM homes. We also do large-format tile that mimics the original slate.
Gilmer Park: preventing sun fade?
Many Gilmer Park homes have large original windows. We use UV-inhibiting water-based finishes (like Bona Traffic HD) to slow down the yellowing of the wood.
Do you work in Gated Communities (St. Mary's)?
Yes, we are licensed, insured, and background-checked, meeting the strict entry requirements for St. Mary's and other gated neighborhoods.
Removing carpet in a 1970s split-level?
Split-levels often have plywood upstairs and concrete downstairs. We can match the height difference using specific transitions or by building up the subfloor.
Soundproofing for Avenues duplexes?
We install cork underlayment or rubber sound mats under hard surfaces to meet HOA or landlord noise requirements (IIC ratings).
Does salt from the roads damage floors?
Yes! Salt crystals act like sandpaper. In SLC, you MUST have entry mats. If salt dries on wood, it can cause white alkaline stains.
Can I put hardwood in a Sunnyside bathroom?
We advise against it. Powder rooms are okay, but full baths with showers create too much humidity. Use wood-look porcelain tile instead.
Foothill Drive road noise reduction?
Flooring helps! Thick carpet with high-density pad is the best sound absorber. If you want hard surface, use WPC vinyl (softer core) effectively to dampen vibration.
Are permits required for flooring in SLC?
"Finish" work like flooring usually does not require a permit. However, if we repair structural joists (dry rot), we pull the necessary SLC building permits.
How long does a job take in The Avenues?
Due to access issues (stairs, parking), jobs in the Avenues often take 1-2 days longer than suburban jobs. We handle all street parking permits.

Park City & Heber Valley

Does high altitude affect hardwood flooring installation?
Yes. The extremely dry air at 7,000 feet causes solid wood to shrink drastically. We recommend humidification systems or engineered hardwood with a thick wear layer (4mm+) for Park City homes.
Can you install heated floors in my Deer Valley condo?
Absolutely. Electric radiant heat mats (NuHeat/Schluter) are perfect for bathrooms. For whole-home, we work with hydronic systems. We ensure the wood is "radiant rated" (usually Rift & Quartered Oak).
Best wood for radiant heat?
Rift and Quartered White Oak or Walnut is most stable. Avoid Maple, Hickory, or wide-plank solid wood over heat, as they move too much.
How do you mitigate snow melt damage in ski-in/ski-out properties?
We install commercial-grade walk-off matting systems (recessed into the floor) and recommend 100% waterproof SPC core vinyl or large-format porcelain tile for mudrooms to handle melting snow.
Do you deliver to Old Town Park City?
Yes, we have 4x4 trucks for steep driveways in Old Town and the Colony. We coordinate parking permits on Main Street for deliveries.
Promontory Club: Rustic vs Modern?
We see a shift from "mountain rustic" to "mountain modern." We install cleaner grades of European Oak rather than the knotty reclaimed barnwood of 10 years ago.
Soundproofing for Canyons Village condos?
Resort HOAs have strict IIC (Impact Insulation Class) requirements. We use heavy rubber underlayment (Recycle Rubber) to dampen ski boot footsteps for neighbors below.
Is "Beetle Kill Pine" durable?
It is a softwood. It looks great on walls or ceilings, but for flooring in a ski home, it will dent instantly from ski boots. We recommend "Circle Sawn" Fir or Oak for that rustic look with more durability.
Humidification requirements for warranties?
Almost all wood floor manufacturers VOID their warranty if RH drops below 30%. In Heber/PC, you *must* have a steam humidifier integrated into your furnace.
Can I install cork in a basement in Kamas?
Yes, cork is a great insulator against the cold ground. It stays warm to the touch and is naturally resistant to mold, making it perfect for Kamas basements.
UV protection for floor-to-ceiling windows?
High-altitude sun ruins floors fast. We use "Azca" or Loba UV-protectant sealers. You should also install window film. Walnut will fade to yellow; Oak will bleed out to amber.
Mudroom flooring for ski boots?
Natural Slate or rough-textured Porcelain tile is best. Smooth tile is a slip hazard when wet. LVP is okay, but ski (metal) buckles can scratch the wear layer of vinyl.
Do you service Midway?
Yes, we cover the entire Heber Valley, including Midway, Charleston, and Wallsburg. No extra travel fees.
Reclaimed wood from Trestlewood?
We love working with reclaimed timber specialists like Trestlewood. Be aware: reclaimed wood often needs extra acclimation time and more waste factor (20%) due to checks and splits.
Acclimation time in Summit County?
We extend acclimation to 7-10 days for solid wood in Summit County due to the extreme dryness. We check moisture content with a pin meter before installing a single board.
Can I sand my floor in a vacation rental?
Yes, but timing is tight. We can use UV-cured finishes (instant cure) so you can turn the rental over to guests the very next day. It costs more but saves lost rental income.
Best finish for heavy dog traffic in Glenwild?
Two components: Textured wood (wire brushed) to hide scratches, and a commercial-grade 2-component ceramic-fortified finish like Bona Traffic HD or Loba 2K Supra.
Do you install on stairs with metal railings?
We work around custom ironwork often. We can scribe the wood to fit tightly around metal newel posts or float the tread up to them.
Jeremy Ranch golf course homes?
Golf spikes ruin floors. We recommend "spikeless" rules inside, or installing extremely hard exotic woods like Brazilian Walnut (Ipe), though even that will dent.
What is "Live Sawn" White Oak?
It's a cut that includes all grain patterns (cathedrals, straight grain, and flecks). It is very stable and popular in mountain contemporary homes for its natural character.
Replacing carpet with wood in a condo?
Check your CC&Rs first! Many upper-level condos forbid hard surface flooring in bedrooms. We can help you present a sound-abatement plan to the HOA board.
Do you fix water damage from frozen pipes?
Yes, unfortunately common in vacation homes. We can coordinate with restoration companies to dry the subfloor before we reinstall. Do not install over wet plywood!
Is "oil finish" better for dry climates?
Penetrating Oil (WOCA/Rubio) is great because the wood can breathe. If it cracks, it's easier to fix spot-by-spot than a surface finish like poly, which can turn white at the cracks.
Silver Creek extensive remodels?
We handle large-scale custom footage (3000+ sq ft). We can stage the installation in phases to allow other trades (painters/cabinet guys) to work around us.

South Jordan, Draper & Sandy

My Daybreak home has a concrete slab. Can I install solid hardwood?
You cannot nail solid hardwood directly to concrete. We must either install a plywood subfloor first (adding height) or use an engineered product that can be glued down or floated.
How do you deal with shifting soil in Suncrest?
Suncrest's hillside location is prone to movement. Floating floors (LVP or Engineered) are safer than glued-down tile, which can crack as the foundation settles.
Wide plank flooring trends in Draper?
In large Draper luxury homes, 7-inch to 9-inch wide European White Oak is the standard. We use high-grade adhesive to ensure these wide planks don't cup.
Best flooring for a Sandy home gym?
We install 8mm to 10mm rubber flooring (rolls or interlocking tiles) which protects the subfloor from dropped weights and absorbs shock for cardio.
Do you install in Corner Canyon?
Yes, we are familiar with the specific design covenants in Corner Canyon neighborhoods. We offer dustless sanding to protect high-end finishes.
Replacing carpet in a basement theater?
For theaters, we recommend thick sculpted carpet or wool for acoustic balance. If you prefer wood/vinyl, you MUST add acoustic panels to the walls, or the echo will be unbearable.
Is "whitewashed" oak popular in South Jordan?
Yes, the "Nordic" or "Scandinavian" look is huge. We use Bona NordicSeal to achieve a raw, white-hued look without the pink tones of red oak.
Can I put LVP in my sunroom?
Be careful. Direct sunlight can heat LVP to 150°F+, causing it to warp. For sunrooms, we recommend glueless Porcelain tile or glue-down LVP with high-temp adhesive.
Stair runners for safety?
Hardwood stairs can be slippery in socks. We can install a custom carpet runner with decorative rods to add safety and style to your grand staircase.
Do you move grand pianos?
We work with professional piano movers. Do not let standard carpet installers move your Steinway. We coordinate the move-out and move-in for you.
Flooring for a mudroom in Riverton (horse property)?
You need "bulletproof." We recommend a slate-look porcelain tile with dark grout. It hides mud, is easy to mop, and won't scratch from grit.
Dust mitigation for remodels in inhabited homes?
We seal off the work area with plastic barriers (ZipWall) and cover all vents. Our vacuums are HEPA rated. We treat your home like a clean room.
Matching existing oak cabinets in 1990s Sandy homes?
Honey oak cabinets are common. We often suggest *contrasting* with the floor (going lighter or darker) rather than trying to match the orange tone of 90s oak.
Can you install baseboards in South Jordan?
Yes, we install 5", 6", or 8" craftsman baseboards. We can paint them prior to install or touch them up after.
Are "oil modified" finishes durable for kids?
They are tough but smell terrible for 3 days. We recommend "Waterborne" commercial finishes (Bona Traffic) which are actually harder and cure in 24 hours.
Do you allow homeowners to rip out their own carpet?
Yes, if you want to save money. You must pull all staples and tack strips. If we arrive and staples are still there, we have to charge for prep time.
Bamboo vs Eucalyptus?
Both are "grasses" and hard. "Strand Woven" Eucalyptus is slightly more stable than Bamboo in Utah's dry climate, but both require humidity control.
Can you fix a scratch in my LVP?
Surface scratches can be hidden with "Dr. Schutz" wear layer repair kits. Deep gouges require plank replacement.
What is "SPC" vinyl?
Stone Polymer Composite. It is the rigid core in modern LVP. It is dent-resistant and waterproof, unlike the old flexible "peel and stick" vinyl.
Do you install on weekends?
Typically no, we value our crew's family time. We work M-F 8am-5pm. Exceptions can be made for commercial jobs that must be done off-hours.
Is "Acacia" wood good for Utah?
Small leaf Acacia is beautiful and hard, but very lively. It moves a lot with humidity changes. Engineered Acacia is much safer than solid.
Can you install over radiant heat membranes?
Yes, we work with Ditra-Heat and Strata-Mat systems regularly for heated tile floors.
Do you remove tile?
Yes, but it is dusty and expensive ($3-$4/sqft). We use demolition hammers and grinders. We recommend you cover all hanging clothes in closets.
Herringbone layout in an entryway?
A great way to add "wow" factor without doing the whole house. It costs more, but in a small 100sqft entry, the impact is worth the price.
Flooring for a basement kitchenette?
LVP is king here. It handles the potential dishwasher leak and looks great.

West Valley City, Magna & Taylorsville

Do you install in West Valley City's older neighborhoods?
Yes, we work extensively in West Valley. Many homes from the 70s and 80s have unique subfloor issues (particle board) which we are equipped to handle.
Is laminate a good choice for rental properties in Magna?
Absolutely. High-quality water-resistant laminate is durable, scratch-resistant, and cost-effective for rentals, providing a great look without the high price of hardwood.
Flooring for a converted carport?
Carport conversions often have cold concrete floors with no vapor barrier. You MUST use a 6mil plastic vapor barrier and often a floating floor (LVP) to avoid moisture issues.
Can I install over old linoleum?
Yes, if the linoleum is fully adhered and flat. It acts as a great moisture barrier. We can install floating LVP directly over it, saving you money on demolition.
Dealing with split-level entries?
Split entries are common here. We use custom "stair nosing" to transition from the upper level carpet/wood to the stairs. We can match the stair tread to the main floor.
Best value flooring for a starter home?
12mm Laminate. It feels like wood, is cheaper than LVP, and increases resale value for first-time buyers more than carpet does.
Do you offer Spanish-speaking installers?
Yes, several of our crew leads are fluent in Spanish. Si, hablamos español y podemos explicar el proceso de instalación claramente.
Financing for budget remodels?
We offer Synchrony financing. Ask us about current promotional offers to help you upgrade your home now and pay over time.
Swamp cooler risks for wood floors?
Evaporative coolers pump humidity into the home. If you switch to A/C later, the wood will shrink. We recommend LVP or Engineered Wood which is more stable than solid wood for swamp cooler homes.
Can I buy my flooring at Floor & Decor and have you install?
Yes, we provide "labor only" quotes. However, check with us first—we often can get the same or better material for a lower price through our wholesale accounts.
Asbestos tile in 1960s ramblers?
If you have 9x9 tiles in the basement, do not sand or grind them! We can usually install floating LVP right over the top (encapsulation) which is safe and legal.
Durable carpet for Taylorsville basements?
Nylon loop (Berber) or high-grade Polyester Frieze. Both handle foot traffic well. Always upgrade the pad to 8lb density to make inexpensive carpet feel premium.
Do you effectively seal off the kitchen during install?
Yes, we use plastic zip-walls to keep dust out of your cabinets and food.
Can you level a sloping basement floor?
We can grind down high spots. For low spots, we pour self-leveler. If the slope is structural (foundation settling), we can shim a plywood subfloor to make it flat, though not level.
Sheet vinyl vs LVP?
Sheet vinyl (linoleum) is seamless and waterproof, great for laundry rooms. LVP looks much more like real wood and adds more resale value.
Hardwood in a kitchen with kids?
It's a risk. Dropped heavy cans will dent it. Standing water (dishwasher leak) will warp it. For busy West Valley families, we usually steer you toward WPC Vinyl.
Transition strips between rooms?
We try to avoid "T-moldings" in doorways if possible, running the floor continuous. This requires a level subfloor and stable material (SPC Vinyl).
Do you haul away the old carpet?
Yes, disposal is included in our full-service quotes. We recycle the pad whenever possible.
Low-VOC options for nurseries?
We offer "FloorScore" certified LVP and carpet which exceeds California (prop 65) air quality standards, safe for babies and pets.
Can you fix a squeaky hallway in a modular home?
Modular homes use different joist systems. We can often screw down the decking from above to stop the squeaks before laying new floor.
Is "water-resistant" laminate actually waterproof?
"Water-resistant" means it can hold water for 24-72 hours. "Waterproof" (LVP) can be submerged forever. For bathrooms, get waterproof. For living rooms, laminate is fine.
Do you install base shoe?
Yes, quarter-round or shoe molding covers the gap between the new floor and existing baseboards if you choose not to remove them.
Can you install fast for a flip?
Yes, we work with many investors in WVC. We can turn a 1500 sq ft house in 2 days if the house is empty.
Discounts for military/veterans?
Yes, we offer a 5% discount on labor for active military and veterans. Thank you for your service.

Riverton, Herriman & Bluffdale

How does the new construction settling in Herriman affect flooring?
New homes settle significantly in the first 5 years. We leave generous expansion gaps (covered by baseboards) for all hard surfaces to prevent buckling as the house frame shifts.
Matching "Builder Grade" oak from 2005?
Many Riverton homes have gunstock-stain oak. We can match it, but we often recommend refinishing the *existing* floor to a new color (like Driftwood or Ebony) while we install the new wood, for a seamless modern look.
Can I install hardwood over my radiant heated basement slab?
Yes, but only "Radiant Rated" Engineered wood. Solid wood will gap excessively. The slab must be primed with a moisture mitigator first.
Mud management for horse properties?
Bluffdale/Riverton lots often mean mud. We recommend a "boot room" transition zone with tile or waterproof SPC vinyl before hitting the main hardwood living area.
Travertine removal cost?
Travertine was huge in 2005-2010 custom homes. Removing it is heavy labor. Expect to pay $3-$5/sqft for removal/disposal. We use HEPA scrubbers to manage the dust.
Best flooring for a Man Cave?
LVP is beer-proof and pool-cue-proof. If you want a warmer feel, we install premium carpet with "SpillGuard" pad that prevents liquids from soaking into the concrete.
Installing 40ft runs in open floor plans?
Modern open plans in Herriman are huge. Most floating floors require a T-molding every 40ft. Glue-down LVP or Nail-down Hardwood does NOT require these ugly transitions.
Is "Wire Brushed" finish good for families?
Yes! The texture hides the inevitable scratches from kids and toys. A smooth, glossy floor shows every single dent. Go textured and matte.
Can I convert my garage to a gym?
Yes, we install specialized rubber gym rolls. Note: You cannot glue them down in winter (too cold). It must be done in warmer months or with the garage heated.
Dust from the wind in Herriman?
Herriman is windy. During install, we keep doors closed and saw stations set up in the garage or downwind, to prevent dust from blowing back into the wet finish.
What is "Builder Grade" LVP?
It usually means a 6mil or 10mil wear layer. We do not sell it. We only install 20mil commercial grade or higher, which lasts 3x longer.
Finishing a walk-out basement?
Walk-outs are great but the entry door is a moisture point. We use waterproof adhesive at the threshold and often suggest a tile "landing pad" just inside the door.
Do you install on stairs with carpet runners?
We can install the hard surface wood tread, and then work with a carpet specialist to install the runner down the middle. This gives you the look of wood with the safety of carpet.
Can you refinish hand-scraped floors?
Yes, but sanding will remove the hand-scraping texture, making them flat. If you want to keep the texture, we have to "Recoat" only, or re-texture by hand (very expensive).
Are "long boards" better?
Yes. Using 7-foot planks instead of random 2-foot shorts makes a room look bigger and more custom. Riverton's large rooms demand long planks.
Sound issues in 2-story great rooms?
Hard floors echo. We recommend adding area rugs and soft window treatments. Cork underlayment helps with transmission to the basement, but not with echo in the room itself.
What style is popular in Bluffdale?
Modern Farmhouse is still king. Wide plank Oak (7.5" to 9"), low sheen, natural or light wheat colors. High variation is out; clean consistent grading is in.
Do you offer a warranty on installation?
Yes, 2-year craftsmanship warranty. If a board gaps or squeaks due to our labor, we fix it free. Material warranties come from the manufacturer (often 25-year to Lifetime).
Can't I just use cheap underlayment?
Underlayment is the specific sound/moisture barrier. Cheap foam flattens out in 1 year, leading to clicking/hollow sounds. We use dense rubber/cork or IXPE foam.
Do you install "Rigid Core" vinyl?
Yes, SPC (Rigid Core) is the only click-vinyl we recommend. WPC (Wood Plastic) is softer and dents. SPC is stone-hard and superior.
Replacing tile in a laundry room?
We often just go over it! Raising the floor 8mm is often cheaper and cleaner than Jack-hammering up the old tile, provided the appliances still fit.
Do you work with interior designers?
Yes, we love designers! We can provide samples for your mood boards and verify technical feasibility of their vision (e.g., verifying if that tile is rated for floors vs walls).
How soon can I put furniture back?
LVP/Laminate: Immediately. Glue-down: 24 hours. Site-finish Poly: 48 hours minimum. Do not drag furniture! Lift and place.
Can I use a steam mop on my tile?
On Porcelain tile? Yes. On Stone? No (strips sealer). On Wood/LVP? NEVER.

Commercial & Specialty Flooring

Best flooring for a home gym?
8mm Rolled Rubber. It minimizes joints, is easy to clean, and protects the subfloor from dropped dumbbells. We recommend "confetti" black recycled rubber to hide dust.
Do you install Carpet Tiles for offices?
Yes, carpet tiles are superior for offices. If coffee spills, you replace one tile ($5) instead of the whole room. We carry Interface, Shaw Contract, and Mohawk.
Glue-down vs Floating LVP for commercial spaces?
ALWAYS Glue-down. Floating floors can unclick under rolling chairs or heavy foot traffic. Glue-down LVP is repairable and rock-solid.
Safety flooring for restaurant kitchens?
We install "Altro" or "Safety vinyl" with embedded aggregate for slip resistance, flash-coved up the wall for health code compliance.
Dance floor installation?
We install "Sprung" subfloors (basketweave or foam blocked) under Maple or Vinyl Marley to protect dancers' joints.
Anti-static flooring for server rooms?
Yes, we install ESD (Electrostatic Dissipative) tile with copper grounding strips for IT closets and server farms.
Do you work nights/weekends for businesses?
Yes, we understand you can't close during the day. We offer after-hours installation for retail and medical offices.
ADA compliant transitions?
We strictly use ADA-approved metal transitions (no trip hazards, 1:2 slope) for all public access buildings.
Church stage flooring?
Hardwood is preferred for acoustics on the stage (choir), while carpet is preferred in the aisles (silence). We coordinate both.
Can you put a logo in the floor?
Yes, we can waterjet cut your company logo into LVT or inset a custom medallion into hardwood.
Dental Office flooring requirements?
Seamless heat-welded sheet vinyl is the standard for sterility. No cracks for bacteria to hide.
Warehouse concrete polishing?
We offer grind-and-seal or densifier polishing for warehouses to stop "dusting" and make it forklift-friendly.
Soundproofing for Law Firms?
Privacy is key. We use high-IIC subfloor systems (Regupol) under the LVP or Carpet to ensure conversations don't bleed through the floor.
School classroom flooring?
VCT (Vinyl Composition Tile) is the classic cheap option, but LVT (Luxury Vinyl Tile) is taking over because it doesn't require stripping and waxing, saving custodial costs.
Entry mats for retail?
We install recessed aluminum entrance grids (grids capture snow/salt) to prevent slip-and-falls at the door.
Hotel Lobby durability?
Large Format Porcelain or Terrazzo. Wood looks great but requires a "re-coat" maintenance schedule every 6-12 months in high traffic lobbies.
Is "Click" flooring bad for wheelchairs?
Yes. Heavy wheelchairs can break the click-lock mechanism. Always use Glue-Down flooring for ADA accessibility.
Can you install over access flooring (raised floor)?
Yes, we use magnetic-back LVT or loose-lay carpet tiles that allow you to pull them up to access the cables below.
Do you provide COI for building management?
Yes, we carry $2M General Liability and Workers Comp. We can email a generic or "Additional Insured" COI within 24 hours.
Net-30 billing for property managers?
We offer commercial terms for established accounts. First-time commercial clients are typically 50% deposit, 50% on substantial completion.
Flooring for a Yoga Studio?
Bamboo or Cork are popular for the "zen" aesthetic and warmth, but engineered oak is more durable for hot yoga humidity.
Grease-proof flooring for mechanics?
Epoxy coating with oil-stop primer. Standard concrete will just stain. Epoxy wipes clean.
Art Gallery flooring?
Neutral, non-reflective floors (Bleached Oak or Matte Concrete) allow the art to pop without glare distracting the eye.

Wood Species Deep Dive

White Oak vs. Red Oak

What is the difference between Red Oak and White Oak?
Red Oak has pinkish undertones and a wilder grain pattern. White Oak is harder (1360 Janka), has golden/brown undertones, and a straighter grain, making it more popular for modern designs.
Does White Oak take stain better than Red Oak?
White Oak accepts gray and dark stains more evenly without the pink bleed-through common in Red Oak. It is the preferred species for "natural" or "Nordic" looks.
Is Red Oak cheaper than White Oak?
Generally, yes. Red Oak is more abundant in North America, making it slightly more affordable than White Oak, which is in high demand for furniture and barrels.
Which oak hides scratches better?
Red Oak's heavy grain pattern hides scratches and dust better than the tighter grain of White Oak.

Hickory & Walnut

Is Hickory the hardest domestic wood?
Yes, Hickory is the hardest common domestic hardwood (1820 Janka), making it incredibly durable for high-traffic homes in Utah.
Does American Walnut fade in sunlight?
Yes. Unlike other woods that darken (patina), Walnut lightens significantly with UV exposure. We recommend UV-blocking window film if installing Walnut in sunny rooms.
Is Walnut too soft for dogs?
Walnut is softer (1010 Janka) than Oak. Large dogs will likely indent it over time. We recommend a rustic grade Walnut where dents add to the character.
Why is Hickory flooring so varied in color?
Hickory has a dramatic difference between its heartwood (dark brown) and sapwood (blonde). This "calico" look is its signature style.

Exotics & Maples

Is Maple flooring good for kitchens?
Maple is very hard but very stable. However, it shows scratches easily due to its smooth grain. It is a classic choice for gymnasiums and contemporary homes.
Why does Maple turn yellow?
Maple has a natural reaction to UV light that turns it distinctly yellow/amber over time, regardless of the finish used (unless stained dark).
Is Brazilian Cherry harder than Oak?
Yes, Brazilian Cherry (Jatoba) is nearly twice as hard as Red Oak. However, it darkens dramatically to a deep reddish-burgundy within months of installation.
Can I stain Maple dark?
Staining Maple dark is difficult because its tight grain structure absorbs stain unevenly, leading to a "blotchy" appearance. We recommend water-popping or using a gel stain for better results.

Trends & Grades

What is "Character Grade" wood?
Character grade (or #1 Common) includes knots, wormholes, and color variations. It is less expensive than Select grade and perfect for farmhouse styles.
What is "Select and Better" grade?
This is the cleanest grade with uniform color, no knots, and minimal defects. It provides a formal, consistent look but costs more.
Is Rift and Quartered wood worth the cost?
Rift and Quartered milling produces straight vertical grain lines (no cathedrals) and is the most stable cut of wood. It expands less effectively against humidity, making it ideal for radiant heat or Park City climates.
What is a "Live Sawn" cut?
Live sawn logs are cut straight through, combining plain, rift, and quartered grain. It gives a very European, old-world look and is very resource-efficient.
Does Ash flooring look like Oak?
Yes, Ash has a very similar grain to Red Oak but is slightly lighter and harder. It is an excellent, cost-effective alternative.
Is Bamboo a hardwood?
No, it is a grass. Strand-woven bamboo is incredibly hard (harder than Hickory) but cheaper bamboo can be soft and prone to water damage.
Is Douglas Fir good for flooring?
Douglas Fir is a softwood. It will dent and scratch very easily. It is traditionally used in historic renovations (like The Avenues) but requires care.
What is "Fumed" or "Smoked" Oak?
Fuming involves exposing the wood to ammonia gas, which reacts with tannins to darken the wood from within. This creates a natural, rich color that won't show scratches as white marks.
What is the Janka Hardness Scale?
The Janka test measures the force required to embed a steel ball into the wood. Higher numbers mean harder wood. Hickory (1820) > White Oak (1360) > Walnut (1010).
Is Birch flooring durable?
Yellow Birch is similar to Maple but slightly softer. It has a beautiful, wavy grain and is often used as a cheaper alternative to Maple.
Can I install Pine in a basement?
We generally recommend against solid Pine in basements due to moisture. Engineered Heart Pine or LVP with a Pine look is a safer choice.
What is "Blue Stain" Pine?
Also known as Beetle Kill Pine, it has gray/blue streaks caused by the mountain pine beetle. It is a sustainable, rustic choice popular in Utah cabins.
Does Cherry flooring darken?
American Cherry darkens significantly and quickly to a rich reddish-brown. If you put a rug down immediately, you will have a permanent "tan line" within months.
Is Teak good for bathrooms?
True Teak is naturally oily and water-resistant, making it one of the few woods suitable for wet areas like shower floors or boat decks.
What is Acadia wood?
Acacia is an exotic wood with swirling grain and dynamic color variation. It is very hard but can be brittle in very dry climates like Utah if humidity isn't controlled.
Is Cork flooring durable?
Cork is soft and comfortable but can be punctured by high heels or dog claws. It is excellent for soundproofing and insulation.
What is the difference between French Oak and American Oak?
French (European) Oak has higher tannin content and is usually cut using the Live Sawn method, giving it wider planks and a distinct grain favored for gray/natural finishes.

Materials & Comparisons

Hardwood vs. The Rest

Solid vs. Engineered Hardwood: What's the real difference?
Solid is one piece of wood through and through. Engineered has a top layer of real wood over a plywood core. Engineered is more stable and better for Utah's climate; Solid can be refinished more times but is prone to gapping.
Is wide plank flooring a bad idea in Utah?
Wide solid planks (over 4 inches) will cup and gap in dry air. If you want wide planks (7-10 inches), you MUST use engineered hardwood.
Hardwood vs. LVP for resale value?
Hardwood generally offers a higher ROI and is preferred in luxury homes ($800k+). LVP is expected in rentals and starter homes but high-end LVP is gaining acceptance in mid-range properties.

Luxury Vinyl (LVP/LVT)

WPC vs. SPC Vinyl: Which is better?
SPC (Stone Plastic Composite) is rigid, more durable, and better for uneven subfloors. WPC (Wood Plastic Composite) is softer, warmer, and quieter but dents easier. We recommend SPC for most active households.
Can LVP scratch?
Yes. While "scratch resistant," it is not scratch-proof. Heavy furniture dragging will mark it. We recommend a 20mil wear layer for pets.
Does LVP look fake?
Cheap LVP does. Premium LVP has "embossed in register" (EIR) texture where the grain you feel matches the image you see, making it nearly indistinguishable from wood.

Carpet vs. Hard Surface

Should I keep carpet in bedrooms?
This is personal preference. 60% of our ultra-luxury clients put hardness everywhere and use rugs. 40% keep high-end wool carpet in bedrooms for warmth.
Is carpet cheaper than LVP?
Generally, yes. Good carpet installed is $4-$6/sqft. Good LVP installed is $7-$10/sqft.

Laminate Flooring

Is laminate completely waterproof?
Most modern "waterproof" laminates are water-resistant for up to 24-72 hours. They are great for kitchens but we still recommend LVP for full bathrooms where standing water is a risk.
Does laminate sound hollow?
Cheap laminate does. We install premium laminate with attached acoustic padding or separate high-density underlayment to deaden sound and make it feel like solid wood.

Tile & Stone

Ceramic vs. Porcelain Tile?
Porcelain is denser, harder, and more water-resistant than ceramic. We recommend porcelain for floors and ceramic for walls.
Do I need to seal my grout?
Standard cement grout must be sealed annually. Alternatively, we can use epoxy grout or pre-sealed grout which is stain-proof and never needs sealing.
Can tile be installed over wood subfloors?
Yes, but not directly. We must install a cement board backer or an uncoupling membrane (like Ditra) to prevent the tile from cracking as the wood expands and contracts.

Rubber Flooring

Is rubber flooring good for home gyms?
It is the gold standard. 8mm rolled rubber protects your subfloor from dropped weights and provides grip. Virgin rubber smells less than recycled soda-bottle rubber.
Can rubber be installed in a garage?
Yes, but it must be fully adhered to prevent shifting under car tires. Interlocking tiles are an easier DIY option for garages but rolled rubber is cleaner.

LVP & Laminate Specifics

Construction & Durability

What is a wear layer?
The wear layer is the clear, protective top coating on LVP. We recommend 12mil for light residential, 20mil for active families/pets, and 30mil+ for commercial spaces.
Does LVP contain phthalates?
Modern, high-quality LVP (like the brands we install) is FloorScore certified and phthalate-free, ensuring healthy indoor air quality.
Is thicker LVP better?
Not necessarily. The density of the core (SPC) and the thickness of the wear layer matter more than total thickness. A thin SPC can be stronger than a thick WPC.
What is the attached pad for?
Most LVP comes with an attached cork or IXPE foam pad. This provides sound dampening, minor warmth, and helps smooth out minor subfloor imperfections.
Can heavy furniture dent LVP?
Extremely heavy items (pianos, slate pool tables) can dent WPC vinyl. SPC (Stone core) is much more resistant to static load indentations.
Does LVP expand and contract?
Yes, but much less than wood. We still require a 1/4" expansion gap around the perimeter to prevent buckling during extreme temperature changes.

Installation & Use

Can LVP be installed in unheated cabins?
Standard LVP is rated for 60-85°F. For unheated cabins or 3-season rooms, you must use a specific "stable core" product rated for -20°F to 120°F.
Is LVP slippery?
Most LVP has a textured wear layer that provides R10 slip resistance. It is generally safer than polished tile or high-gloss hardwood.
Can I glue down potential floating LVP?
Some products are "dual install," but click-lock mechanisms are designed to float. Gluing them can sometimes void the warranty if the locking mechanism fails under tension.
Can I use a steam mop on waterproof vinyl?
No. Even if waterproof, simple steam can force moisture through the locking mechanism and damage the subfloor or adhesive. Use a damp microfiber mop.
Can LVP be installed on stairs?
Yes, we use color-matched "flush stair nosing" for a seamless look. We glue the planks down on stair treads for safety.
How many distinct plank patterns are there?
Budget LVP often has only 4-6 unique patterns (repeats). Premium LVP has 10-20+ unique planks, making the floor look more realistic and less "patterned."
What is "Loose Lay" Vinyl?
Loose lay vinyl has a heavy rubber backing/friction grip and doesn't click or glue (mostly). It's great for commercial access floors but less common in homes.
Is Glue-Down LVP better than Click-Lock?
Glue-down is better for large commercial spaces or rolling traffic (wheelchairs) as there are no hollow spots. Click-lock is faster and cheaper for residential homes.
Does LVP fade?
Yes, direct sunlight can fade vinyl over years. UV-resistant wear layers help, but closing blinds during peak sun hours is recommended.
Can I put kitchen cabinets on top of LVP?
No. Floating floors need to move. Heavy cabinets pin the floor down, preventing movement and causing buckling. Flooring should go *around* cabinets, or be effective glue-down.

Laminate Deep Dive

What is the AC Rating?
Abrasion Criteria (AC) measures durability. AC3 is residential. AC4 is light commercial (offices). AC5 is heavy commercial. We recommend AC4 for main home areas.
Is 12mm laminate better than 8mm?
Yes. 12mm feels more like solid wood, sounds less hollow, and has a stronger locking mechanism than thinner 7mm or 8mm options.
Does laminate scratch easier than LVP?
Actually, high-quality laminate is often *more* scratch-resistant (AC4) than LVP wear layers. However, laminate is less water-resistant than LVP.
Can I install laminate in a basement?
Yes, but only with a proper vapor barrier underlayment. We generally prefer LVP for basements due to flood risk, but modern waterproof laminates are an option.
Can I repair a chipped laminate board?
Small chips can be filled with a color-matched wax stick. Large damage requires plank replacement (which involves unclicking the floor from the wall).

Tile, Stone, & Alternative Flooring

Tile Technicals

What is DCOF rating?
Dynamic Coefficient of Friction (DCOF) measures slip resistance. For wet areas like bathrooms, you need a DCOF of >0.42. We recommend >0.60 for showers.
Rectified vs. Non-Rectified Tile?
Rectified tiles have edges mechanically cut to be perfectly straight, allowing for minimal 1/16" grout lines. Non-rectified tiles have natural edges and require wider grout lines.
What is large format tile?
Any tile with one edge longer than 15 inches. These require specific "medium bed" mortar and extra subfloor flattening to prevent lippage (uneven edges).
Can I install tile in an RV?
Generally no. The vibration and flexing of an RV will crack standard tile grout and adhesive. We recommend flexible LVP for mobile applications.
Is Travertine durable?
Travertine is a natural limestone. It is durable but porous. It must be filled and sealed regularily. Acidic spills (orange juice, vinegar) will etch the surface permanently.
What is Schluter-Ditra?
Ditra is an orange plastic membrane that goes under tile. It acts as a shock absorber, uncoupling the tile from the subfloor so that seasonal movement doesn't crack the tile.
Epoxy Grout vs. Cement Grout?
Epoxy grout is made of resins and filler powder. It is waterproof, stain-proof, and doesn't need sealing, but is harder to install and more expensive. Cement grout is porous and cheaper.
Can I paint my old tile?
You can use special epoxy tile paints, but it is a temporary fix. It will eventually peel in high-traffic or wet areas. We do not offer tile painting services.
What is a tile niche?
A recessed shelf built into the shower wall. We use pre-formed waterproof foam niches (like Schluter Kerdi-Board) to ensure they never leak.
Is marble good for kitchens?
Marble is beautiful but soft and porous. It stains easily (red wine) and etches (lemon juice). If you are a perfectionist, avoid marble in the kitchen. If you love patina, go for it.

Carpet & Soft Flooring

Nylon vs. Polyester Carpet?
Nylon is more resilient (bounces back) and durable long-term. Polyester offers brighter colors and better potential stain resistance (solution-dyed) but crushes faster in traffic lanes.
What is Triexta?
Triexta (SmartStrand) is a newer fiber that is extremely stain resistant and durable, often comparable to Nylon but softer. Ideally suited for homes with pets.
What is the best carpet pad density?
We recommend an 8lb density rebond pad for most homes. 6lb is builder grade. Memory foam pads feel great but can bottom out too quickly under heavy furniture.
Can I put carpet on a basement slab?
Yes, but always use a synthetic fiber pad. Organic pads (jute/horsehair) can rot if moisture wicks up through the concrete.
Is wool carpet hypoallergenic?
Yes, wool is naturally hypoallergenic and absorbs VOCs. It acts as a natural air filter. However, it is sensitive to alkaline cleaners and can be eaten by moths if not treated.
What is "Frieze" carpet?
Frieze (shag) has highly twisted fibers that curl. It is casual, hides footprints effectively, and is very durable because you walk on the side of the fiber rather than the top.
Loop vs. Cut Pile?
Loop (Berber) is durable but can snag on pet claws. Cut pile (Plush) is softer and safer for pets but shows vacuum tracks.
Do you install Carpet Tiles?
Yes, mostly for commercial offices or home gyms. They are easy to replace individually if one gets stained.

Installation & Process

Subfloor & Prep

What is the tolerance for a flat floor?
Industry standard (NWFA/TCNA) is usually 3/16" variance over 10 feet or 1/8" over 6 feet. Anything more requires grinding or leveling.
Self-leveling vs. Patching compound?
Self-leveler is poured and seeks its own level, great for large uneven rooms. Patching compound is troweled by hand to fill small divots or ramp up transitions.
Can I install over particle board?
You cannot nail hardwood to particle board (it doesn't hold nails). You cannot glue down to it easily (it swells). Floating floors are okay if the particle board is sound.
What is a moisture barrier?
A material (plastic, epoxy, or roll-on) that stops water vapor from the ground moving into your floor. Essential for all concrete subfloors.
Do I need to remove my baseboards?
Ideally, yes. This allows us to run the floor under the trim for a clean look. If not, we must install "quarter round" or "shoe molding" to cover the expansion gap.
What is "undercutting"?
We cut the bottom of door jambs and casings so the flooring can slide underneath. It provides a clean, professional look without gaps.
How do you transition to carpet?
We use a "tack strip" and verify the carpet is stretched taut, then cap the hard surface with a transition strip or tuck the carpet for a clean metal-free edge (Z-bar).

Environment & Timing

What is relative humidity (RH)?
RH measures air moisture. Wood floors need 35-55% RH. In Utah winter, RH drops to 15%, causing shrinkage. You MUST add humidity to your home.
Can I walk on the floor immediately?
Floating floors: Yes. Glue-down floors: Wait 24 hours. Site-finished floors: Wait 24 hours for socks, 48 hours for furniture, 1 week for rugs.
Does dust containment really work?
Our vacuum systems capture fine dust at the source (the sander). While no system is 100.0% perfect, it prevents the "dust storm" associated with old-school sanding.
What is water popping?
Wetting the raw wood before staining to open the grain. It allows the stain to penetrate deeper, resulting in a darker, richer, and more even color.
What is "Screen and Recoat"?
Abrading the top layer of polyurethane (without removing the wood) and adding a fresh coat. It fixes surface scratches but not deep dents or color changes.
Oil-based vs. Water-based Poly?
Oil-based turns amber/yellow and smells strong (high VOCs) but is cheap. Water-based (Bona Traffic) is clear, non-yellowing, stronger, and dries in 2 hours.
Can you stain a floor "invisible"?
Yes, using a "Natural" sealer like Bona NordicSeal or Loba Invisible creates a raw-wood look while protecting it from water and wear.
How many sanding cuts do you do?
Typically 3 cuts: Rough (40 grit), Medium (60-80 grit), and Fine (100-120 grit), followed by buffing/screening for a perfectly smooth surface.
How much extra flooring should I order?
We recommend 10% for standard layouts. If you have a diagonal lay or many curves/angles, order 15% to account for cutting waste.
Can you install over existing tile?
It is possible if the tile is flat and well-adhered. We may need to fill grout lines with a leveling compound first so they don't telegraph through vinyl.
How long does acclimation take?
Solid Wood: 5-7 days. Engineered Wood: 3-5 days. LVP: 24-48 hours. This must happen IN the room where it will be installed.
Will installation create a lot of dust?
Prefinished installation creates minimal dust (mostly from cutting outside). Sanding and finishing on-site creates dust, but our dust containment systems capture 98% of it.

Problems & Maintenance

My floor squeaks. Can you fix it?
Squeaks usually come from the subfloor rubbing against joists, not the floor itself. We can screw down the subfloor securely before installing new flooring to eliminate 90% of squeaks.
How do I clean oiled hardwood vs. urethane?
Urethane floors can be cleaned with standard hardwood cleaners (Bona). Oiled floors require specific maintenance oils to be reapplied periodically to keep the wood nourished.
Can I steam clean my LVP?
NO. Steam drives moisture and heat into the joints, which can cause warping or delamination over time. Use a damp mop only.
What if I damage a plank in the middle of the room?
With floating floors (click-lock), we often have to un-click the floor from the wall to the damage to replace it. With glue-down, we can surgery cut out the bad board and glue in a new one. Always keep 1 box of attic stock!

Damage & Repairs

Why is my hardwood "cupping"?
Cupping (edges higher than center) means moisture is coming from *below* the floor (wet basement, leak). It can sometimes be fixed by drying the floor out, but often requires sanding flat once dry.
Why is my hardwood "crowning"?
Crowning (center higher than edges) usually happens if a floor was sanded *while* it was cupped, and then dried out. Or, extreme humidity from above.
Can I fix black urine stains?
Black stains from pet urine are deep chemical burns in the wood tannin. Sanding rarely removes them completely. We usually have to replace the affected boards.
How do I fix a deep scratch?
For scratches through the finish, use a colored wax stick or stain marker. For deep gouges, we use epoxy filler. If it's a floating floor, we replace the plank.
Why is my floor "buckling" (tenting)?
This is a critical failure where the floor lifts off the subfloor. It means the floor has expanded (moisture) and hit the wall (no expansion gap). We must trim the perimeter immediately to relieve pressure.
Does homeowners insurance cover flooring?
Usually, yes, if the damage is "sudden and accidental" (burst pipe, dishwasher leak). They typically do not cover slow leaks or "wear and tear." We work with all major insurance carriers.

Maintenance Myths

Is vinegar and water good for wood floors?
NO. Vinegar is an acid that dulls the finish over time and eats away the polyurethane. Use a pH-neutral cleaner like Bona or a simple damp microfiber.
Is Murphy's Oil Soap good?
NO. It leaves a waxy residue that makes the floor look dull and prevents future coats of finish from sticking (preventing a cheap screen-and-recoat).
Can I use a Swiffer WetJet?
We advise against it. The cleaning solution can be too harsh for some finishes, and the pads can remain too wet, forcing liquid into the seams.
Do rug pads damage floors?
Cheap plastic/PVC rug pads can react with the finish and leave a permanent "waffle print." Always use felt or natural rubber rug pads marked "safe for hardwood."
How do I stop my chairs from scratching?
Stick-on felt pads fall off. We recommend "tap-in" felt glides or "slip-on" silicone protectors for chair legs. Check them every 6 months for grit buildup.
Why are there gaps in my floor in winter?
Wood shrinks when dry. In Utah winters, this is standard. To minimize gaps, run a whole-home humidifier to keep RH above 30%. The gaps will close in summer.
How do I get rid of white haze?
White haze is usually caused by using too much cleaner, or a cleaner with wax/polish. You may need a professional chemical strip and deep clean to remove the buildup.
Why does my floor look different under the rug?
Oxidation (sunlight) changes wood color. The wood under the rug hasn't aged. Move rugs occasionally to even out the color change.
Can high heels dent hardwood?
Yes, absolutely. A stiletto heel exerts more pressure per square inch than an elephant. Even Hickory will dent. We recommend "no shoes" or rubber heels.
What about dog claws?
Keep them trimmed! Long claws are the #1 cause of scratches. If you have big dogs, consider LVP, distressed wood (hides scratches), or harder woods like Hickory/Brazil. Cherry.

Cost & Value

What is the average cost of hardwood installation in Utah?
Installation labor typically ranges from $3-$5 per sq ft. Materials range from $5 (builder grade) to $15+ (wide plank European oak). Total project cost is usually $10-$20 per sq ft.
Is refinishing cheaper than replacing?
Yes, refinishing ($4-$6/sqft) is usually 40-50% cheaper than tearing out old wood and installing new prefinished floors.
Do you offer financing?
Yes, we partner with trusted lenders to offer flexible financing options for qualified homeowners.

Installation Cost Breakdowns

Why is stair installation so expensive?
Stairs are labor-intensive. Each tread must be custom cut, glued, and often requires a custom-made "stair nose" which alone can cost $50-$100 per piece. Expect $100-$150 per stair tread in labor.
How much does floor prep cost?
Standard prep is often included, but extensive leveling (grinding high spots or filling low spots) is typically billed at $60-$80 per hour plus materials (bags of leveler are $30-$50 each).
Cost of moving furniture?
We charge a flat day rate for moving standard furniture. Pianos, pool tables, and safes require professional movers. We can coordinate this for you.
Is Glue-Down more expensive than Floating?
Yes. Glue-down requires expensive urethane adhesive ($200 per bucket, covers 50 sq ft) and takes twice as long to install. It adds approx $2-$3 per sq ft to the project.
How much is carpet removal?
Rip-up and disposal of carpet/pad is typically $0.50 - $0.75 per sq ft. This includes dump fees.
Hidden costs to watch for?
Baseboards (material + paint + install), new door thresholds, toilet removal/reset, dishwasher disconnect/reconnect, and subfloor repairs are common "extras" in flooring bids.

Material Return on Investment

Does LVP increase home value?
High-end LVP (WPC/SPC) maintains value and is preferred over carpet. However, it does not *add* appraisal value like real Hardwood does.
Is Walnut worth the extra cost?
Walnut is a luxury wood that commands a premium. It instantly signals "high-end custom home" to buyers, often recovering 100%+ of its cost at resale in luxury markets (Park City, Draper).
Cheapest flooring for a rental?
Glue-down LVP or sheet vinyl. It is waterproof, durable, and parts can be replaced easily. Don't use laminate in rentals (water risk) or carpet (stain risk).
Cost of Diagonal Install?
Installing wood or tile on a 45-degree angle increases labor cost by 20-30% and material waste by 15-20% due to the complexity of cuts.
Herringbone vs straight lay cost?
Herringbone or Chevron patterns effectively double the installation labor cost and increase waste factors. It is a premium, artisan installation.
Buff & Coat vs Full Sand cost?
Buff & Coat (Screen & Recoat) is roughly $1.50-$2.00/sqft. A full Sand & Finish (stripping to raw wood) is $4.00-$6.00/sqft depending on stain and customized finish.
Do you charge for estimates?
No. Our in-home consultations and detailed measurements are always free for homeowners in our service area.
Trade pricing for contractors?
Yes, we have a specialized program for GCs, designers, and flippers with volume-based pricing. Contact us for an account application.
Is it cheaper to buy my own materials?
Sometimes, but we often get wholesale pricing that beats big-box retail. Plus, if we supply it, we warranty it. If you supply it and it's defective, you pay for the re-install labor.
